I'd like to find some kind of remodeling tool where I can upload an actual photo of the kitchen I want to remodel. I would prefer it to be free but would pay to download if it wasn't too much.


Is there a wall between the two rooms? If yes, take out part of the wall. You should hire a professional for this as there could electric or plumbing in the wall that would need to be moved. If there's no wall between the two rooms, install free-standing cabinets to your desired height (or build a wall to the desired height) and place a counter top on top for your bar. The actual process will vary depending on what's currently there.

Here's a good place to start to understand the process. It sounds like you should hire a contractor. Look for someone who specializes in bathrooms. Look at other bathrooms they have done and look at how the tile is installed (does it all line up, are the small cuts hidden in out of the way places), is the vanity level to the ground, etc.

Always get a written contract that spells out what will be installed (down to the brand names, who is buying the materials) and don't pay ahead of the work being done. They shouldn't need more than a 10 percent deposit.

In the absence of an agreement with the tenant, the landlord's rights to enter the unit are very limited. They're all spelled out in California Civil Code 1954. Per the code, the landlord may enter the home (1) in an emergency, (2) to make *necessary* repairs, decorations, alterations & improvements, (3) to show the home to prospective buyers & tenants, provided occupying tenant is given proper advance notice, (4) when the tenant abandons the property.
I hardly think general remodeling & painting is a *necessary* improvement.
You pay the rent, you have a lease. That means you are entitled to *exclusive* possession of the property, with the exceptions noted above. Now, it's probably not a big deal if the landlord can complete all of this remodeling in one afternoon. But, I would affirmatively balk at any project that is going to extend for several days. You do not have any right to compensation if you agree to this remodeling. But, you do have a right to compensation, and in some cases the right to rescind the lease & sue for breach of lease damages against the landlord, if the landlord proceeds with this remodeling and occupies the home without your approval.

i am not in cal. but you can check the phone book jello-pages for garden planners and designers .. if you want the ''''look''' you gotta pay … if it is just a private patio then you need a construction company to do the right job …. try not to pay until the job is finished ( and be nice about that as well firm that you want completion))
