The crime in the area is non existant. <p>Today&#8217;s economy has made us all more conscientious about maximizing a home&#8217;s features when we put it on the market. Previously, its value pretty much tied in with the number of bedrooms it had, in the neighborhood where it sat. But you need to showcase each and every feature of your home to get fair value for it from your buyer.</p>
<p>There&#8217;s a lot of sprucing up you can do, but first you need to take care of basics. Befo<span id="more-88"></span>re you move to aesthetics, check out the roof, the cement work, and the wall or ceiling conditions. It doesn&#8217;t make sense to spend time or money on anything else if these basics are deficient.</p>
<p>You can paint or clean the exteriors where necessary, and repair cracks in the cement on your sidewalks or in the driveway.  This might even be a requirement if your buyer goes through an FHA or VA loan program. The cracks might not look too bad now, but wait until they sprout weeds and get bigger. Fix them with patching compound-ask at your local do-it-yourself store-or some latex sealer, preferably silicon-based. On a warm day, you can blast out loose debris with your hose and apply the compound.</p>
<p>While you&#8217;re outside, get a jump on that roof. Get up on a ladder and take a look at the flashings around the chimney and vents. Investigate each corner. You can buy neoprene flashing compound to fix any gaps you find. It&#8217;s also wise to check your shingles for warps, cracks, and looseness. Seal up whatever you can. Clean anything out of the gutter that shouldn&#8217;t be there.</p>
<p>Next, turn a critical eye on your yard. Does it look like a lush, inviting place to rest and entertain guests? If necessary, rake up dust and throw out debris. You&#8217;re going to have to get rid of the junk when you move anyway; you might as well do it now. Invest in some clean, matching chairs or benches; even if they&#8217;re inexpensive, they&#8217;ll look much better than broken, mismatched pieces.</p>
<p>Move indoors and begin some general cleaning to remove clutter. Before you invest in contractors or a massive home improvement scheme, take a look around to fix things where needed. You can correct a lot of sins with your own hammer and screwdriver. Throw out your white elephants, and organize your closets.</p>
<p>Think about creating or renovating an office within your home. With today&#8217;s computer commuters, many people work out of their homes, so they&#8217;ll appreciate an attractive workspace. If you have an unused bedroom or den, paint or panel it, install appropriate window treatments, and add some shelving.</p>
<p>Brighten up your kitchen by painting your cabinets. Check in your area for a cabinetry outlet store where you can find cabinet sets that are discounted because of limited quantities. Fix cracked floor or counter tiles. Consider installing recessed lighting, or invest in bright new curtains for the windows.</p>
<p>If you&#8217;ve never had enough bathrooms in the home, use an old closet or space beneath the stairs to create a powder room. Even if it has just a toilet and sink, it&#8217;ll add a lot of value in the eyes of someone who is considering whether the facilities are sufficient for their family&#8217;s size. If you already have one, invest fifty bucks in matching curtains and towels, potpourri or candles, and some pretty soaps.</p>
<p>Last but not least, spend time brainstorming with your family about your home&#8217;s good points. For example, if it&#8217;s built on a slab, instead of focusing on its lack of a basement, you might point out that it has never been flooded.  If your school district has a good report card, that&#8217;s a plus for families with children. If taxes were raised recently, it&#8217;s unlikely that they will be levied again in the near future. Putting your brains to work can be as helpful as using elbow grease if you want to add value to your home.</p>

<p>&#8220;With <span id="more-8"></span>lower-rate mortgages tempting homeowners to trade up to a bigger house, or to refinance and expand or repair their existing home, we&#8217;re finding that construction and home improvement activity is way up, and with it is the number of complaints in those areas,&#8221; said Consumer Protection Commissioner Edwin R. <p>&#8220;Home improvement complaints rank as the top consumer complaint in Connecticut and elsewhere across the country,&#8221; Rodriguez said. &#8220;While home improvements themselves can be expensive, any problems that arise often cost consumers thousands more to fix. Unfortunately, there have been many cases where a homeowner is left with a huge problem and has no financial means of getting it repaired.&#8221; (Consumer Affairs, June 2006)</p>
<p>Basic scams usually do not occur with accredited companies, so make sure the company you use is licensed. &#8220;The law requires home improvement contractors to register and follow certain procedures for a reason, to protect homeowners,&#8221; Rodriguez said. &#8220;This includes complying with state laws that assure consumers a level of financial protection.” (Consumer Affairs, June 2006)</p>
<p>Be Wary of Certain Sales Tactic:</p>
<p>According to the National Consumer Law Center at consumerlaw.org, unscrupulous contractors mostly target senior citizens. Do not fall into the trap of the following sales tactics that take advantage of homeowners:</p>
<p>•	&#8220;Bait and Switch&#8221; &#8211; offers low prices for installed items like windows and home siding, and then tells the homeowner the item is out of stock and can only be replaced with a high-priced substitute.</p>
<p>•	Misrepresent the urgency of a needed repair.</p>
<p>•	Claim the item is more expensive than advertised because it has to be &#8220;custom made&#8221; to fit the home.</p>
<p>•	Misrepresent that the consumer is receiving a discount because the home is selected to model the repair when, in reality, the consumer is paying market price or more. </p>
<p>•	Misrepresent the energy savings, health benefits and value added to the home. </p>
<p>•	Misrepresent the terms on which financing is likely to be arranged. </p>
<p>Practices to Follow for Finding the Right Contractor:</p>
<p>If you hire a contractor with a license and a good reputation (such as the Home Remodelers Group®), you are guaranteed to avoid unfinished work, financial wrongdoing and fraud. </p>
<p>The National Consumer Law Center has a list of suggestions for homeowners looking for a home improvement company:</p>
<p>•	Do not hire an unknown contractor that solicits business by knocking on your door. Deal with companies recommended by friends or reputable building supply stores. </p>
<p>•	Before agreeing to hire any home improvement contractor, get a second estimate for the same work from another contractor. </p>
<p>•	Get references for the contractor and speak to those references. Ask about satisfaction and any problems that arose. </p>
<p>•	Look at other work performed by the same contractor. </p>
<p>•	Many states require contractors to be licensed and/or bonded. Check with the state licensing body to see if the contractor you are considering is licensed. </p>
<p>•	Get a written contract describing explicit specifications of the work, the price (including details of any financing or credit terms), the responsibility for cleaning up, and the hourly rate for any added work. Ask for guarantees and other promises to be made in writing. </p>
<p>•	If the written documents are different from oral promises, do not sign them. </p>
<p>•	A 3-day right-to-cancel applies to door-to-door sales and home improvement loans even after the papers have been signed. </p>
<p>•	Do not allow a contractor to begin work until financial arrangements to pay for the work are complete.</p>
<p>•	Do not agree to pay the final payment until the project is finished.</p>
<p>•	Do not consolidate other debts with a home improvement loan. </p>
<p>•	If problems with a contractor or home improvement lender arise, get help from a lawyer or housing counselor immediately. </p>

<p>Myth #2: The Medical Payment portion of my homeowners insurance will cover injuries to me and my family.</p>
<p>Fact: MedPay, a common feature of standard home insurance policies, is there<span id="more-223"></span> to protect you in the event that someone other than you or your family (a neighbor, friend, etc) gets hurt on your property and they do not want to sue you. MedPay will typically cover up to $1,000 for each covered claim to someone outside of your family. If you or your family, however, gets hurt on your property they are not covered by your home insurance policy.</p>
<p>Myth #3: If my home is ever lost, my insurance company will reimburse me for whatever I tell them I owned at the time of loss.</p>

<p>Fact: Actually, a standard home insurance policy does not cover issues related to a lack of maintenance. <p>Your home is the single most valuable asset you own. The biggest mistake home owners in Atlanta make is just getting the <em>cheapest</em> insurance they can find. You could save a lot more money in the long run by being savvy about home insurance policies and going with one that protects you the best.</p>
<p>There are basically three types of home owners insurance policies. Unless you have requested otherwise, you probably have the standard market value home owners insurance.</p>

<p><strong>Replacement Cost </strong><br /> This home insurance policy will cover the cost of rebuilding your home, up to the amount that you choose with your insurance policy. So, if your policy is for $200,000, and you have a total loss, you’ll get $200,000 to rebuild and no more. If you have underestimated the repair and rebuilding costs -which is often the case, any remaining expenses will be on your dime.</p>
<p><strong>Guaranteed or Extended Replacement Cost</strong><br /> This is the most coverage you can get for you home. To protect yourself against inflation and construction demand, you can buy a policy that pays more than the policy limits. An extended replacement cost policy will pay an extra 20 percent or more above the limits. This type of policy is the only one that will pay to completely rebuild your home in the case of a fire or other natural disaster.</p>
<p>If you live in the Atlanta suburbs like Lawrenceville or Duluth where land outside the perimeter is cheaper, the cost to rebuild your house could be higher than the cost to buy –especially if your house has pricey features, such as plaster walls, detailed woodworking and hardwood floors. Failure to cover your home at <strong>full replacement value</strong> can be a nasty shock in the case of a major loss.</p>
