When do you stop paying home insurance on a foreclosed home?
Our house was not sold at auction and now reverted to lender? We kept up with the home insurance. When does our obligation end for the home insurance? The realtor we talked to that was assigned to the home said we would be given 14 to 30 days before we had to move out. He would work on the 30 days. Our insurance is due the 25th are we still obligated to pay the insurance past that point or has the lender put their own insurance on the home? Our insurance agent has not returned my call into him.

From 1990 to 2000 I had car insurance and homeowners insurance with Allstate.

There were a few car accidents that Allstate took care of right away.

Also, there was a situation where my condo was leaking water into the condo below. Again, Allstate took care of it right away.

I use Geico now and haven't had a claim with them.

I think that all the major companies will respond properly. All I can say is to really document things well. Pictures, police reports, anything you can.

Insurance companies may or may not send out an adjuster. If they don't, you just need really good paperwork to satisfy them.

This happens all of the time, I doubt the agent is playing a game, the odds of losing you as a buyer are too high.

Place the offer in time and see what happens. Lose the contingencies if you can, your offer is already really weak because you are not placing a down payment, the other bidder may get the house for less money then your bid because of it.

I think it is extremely unfair to offer a bailout. Not just unfair to offer this money to the banks, but also to help out the borrowers. For the best gas mileage I would say look at them in this order (best to worst):
Scion, Mitsubishi, Mercedes CLK, Infinity, Land Rover (this entirely depends on the engine sizes in the cars however)

In terms of reliability and repair costs:
Scion, Infinity, Mitsubishi, Mercedes, Land Rover

Land Rovers and Mercedes are notorious for being unreliable as well as being much more costly to repair (German and British companies).

In terms of safety I would say the Land Rover is up there because there's a lot more metal between you and anything that you hit or that hits you (for the most part). None of those companies are particularly well known for being safe. The Land Rover would also be good for carrying things in as well as more comfortable for other people.

I would say get the Land Rover if you plan on driving off paved roads or carrying a lot of stuff frequently (trips to go skiing or something).

I would say your overall best bet is the Scion. Scions are made by Toyota so they are very reliable when taken care of. The Tc gets great gas mileage and is fairly cheap to repair as well. It's also got enough room for friends and is relatively safe. If you end up getting in an accident, the Scion is the cheapest on that list by far and would be less money out of your family's pocket if/when you do end up getting in an accident.

I'm not sure that this is legal in the US. Also, You would have to be tested for diseases, like hepatitis and HIV.

Also, all things for human consumption are regulated by the FDA.

I think you have a gracious and unselfish idea. But,- I think you would be setting yourself up for a lot of grief. If something happens to somebody's baby, they are going to blame you. Even cow's milk is pasteurised and homogenised for safety purposes. Even if the people who buy it, let it set out and bacteria grow in it, you can be in big trouble.

Please don't do it. I think you could get into a lot of trouble, especially for reasons that I mentioned before.
